Here's what's new:
- Bring Your Own Model (BYOM). Seamlessly integrate your custom underwriting model into Archer, pre-populated with our proprietary data, rent rolls, financials, and comps—no manual entry required - read more here.
- Archer Model Improvements. 15% reduction in model size, daily interest rate updates, a new Executive Summary, and more.
- Saved Sale and Expense Comps. Stop manually pulling sale and expense comps from your portfolio and storing them in a spreadsheet. Get them automatically in Archer.
Bring Your Own Model to Archer (B.Y.O.M.)
With BYOM, our customers can now initiate underwrites using their own custom underwriting model directly from Archer. Archer pre-populates the model with our proprietary property data, parsed rent rolls, parsed financials, rent comps, expense comps, sale comps, and underwriting assumptions automatically.

Major Improvements to Archer Model
In addition to adding the ability to bring your own model, we’ve made many exciting improvements to the Archer Standard Model.
We’ve combined the powerful features of our Enhanced Model with the simplicity of our Standard Model, so every single customer benefits from these improvements.
The Archer Standard Model now includes:
Custom Sale Comparables. Save and use your own sale comps, with bulk upload support.
We’ve also made dozens of major improvements to our Model, including:
- Reduced Model Size. A 15% reduction in file size—from 14.6 MB to 12 MB—while adding new functionality.
- Daily Interest Rate Updates. SOFR and Treasury rates are updated daily from publicly available sources, ensuring real-time accuracy in your models.
- Student Housing Analytics. Enhanced rent roll analytics for student housing, ensuring clear distinctions between beds and units.
- Rent Forecasting. Improved forecasting for rents, loss to lease, and other income streams.
- Streamlined Calculations. Simplified calculations for concessions, vacancy, and more.
- Executive Summary. A printable, concise summary for sharing deal economics quickly with partners; includes GP/LP return summary and the ability to toggle between including rent comps or not.
- Extended Historical Data. Access up to 48 months of saved historical data in the platform.
- Accessible Reference Points. Proforma reference points are now selectable on Setup Tab, and historical reference points now selectable on Debt Summary tab.
- Easier Financial Upload. Streamlined Financial Upload tab that can now handle T48 history download.
- Increased Size of Rent Roll Parser. Archer can now handle up to 2000 rows of data.
- Tax Assessment Ratio at Sale. Ideal for when this is different than ongoing taxes.
- Better user experience on Financials Tab. Condensed T12 analysis, ability to specify GPR, Revenue, or more, etc.
- Table of Contents. Know where to begin your analysis.
- Improved Loss to Lease calculations.
- Ability to choose level of detail. Now, you will see a toggle to choose “Simple” or “Detailed” calculation for each GPR, LTL and Other Income.
- Ability to forecast renovations by floorplan.
- New Loan Sizing Tab. New optional loan sizing tab for debt shops.
- Different Comparisons. On the Financials parsing tab, you can now select different comparisons (T12, T6, T3) for income and expenses compared to comps.
- Get Return on Cost in Your Summaries. Added a Return on Cost metric to the Investment Summary and the Executive Summary tabs.
- Ability to calculate max debt before the stabilization year.
- Added ability to fund renovations with Debt, drawn down through the Loan 2 facility.
- Daily Interest rates updates. These are pulled from publicly available information and populated into the model on the day the model is run.
As you can see, the Archer team has been hard at work making many major updates to our platform, and we are so excited to finally share them with you.
